Frequently asked questions
How is the monthly payment calculated?
With a fixed rate, the payment is the same every month: M = P × r ÷ (1 − (1 + r)⁻ⁿ), where P is the amount borrowed, r the monthly rate (the annual rate ÷ 12) and n the number of payments. For 200,000 at 3.5 % over 20 years, that gives 1,159.92 a month.
Why is there more interest at the beginning?
Interest is charged on what remains to be repaid. At the start, that amount is at its highest, so most of each payment goes to interest. As the capital goes down, the interest share shrinks and more of each payment repays the loan.
How much can I borrow?
Choose “How much I can borrow” and enter the monthly payment you can afford, the rate and the duration. The calculator reverses the formula: P = M × (1 − (1 + r)⁻ⁿ) ÷ r. Lenders also look at your income and your other debts, so the amount they offer may differ.
Does it work for an interest-free loan?
Yes. With a 0 % rate, the payment is simply the amount divided by the number of payments, and the total repaid equals the amount borrowed, plus insurance if there is any.
What is not included?
Fees, guarantees, taxes and variable rates are not included, and insurance is counted as a fixed percentage of the amount borrowed. The annual percentage rate (APR) of a loan offer includes some of these costs, so it is usually higher than the interest rate entered here.
